Property Tax Appeals in Cook County

If the property taxes on your Cook County home are too high, you can take action. Tens of thousands of property owners file complaints each year in Cook County. While you can do this on your own, working with an experienced real estate attorney may increase your chances of receiving a reduced property tax bill.

At The Law Offices of Chad M. Hayward, P.C., we assist people with property tax appeals and complaints. You can rely on our knowledge of Illinois real estate and property tax law. Because we take property tax cases on a contingency, you will not pay attorneys' fees unless we are successful in obtaining tax savings for you. Are You Eligible for a Lower Property Tax Bill?

Property tax assessments may be contested for reasons such as:

  • Uniformity — The assessment of your property is not in line with similar properties in your community.
  • Overvaluation — The property value assessment is too high for any reason.
  • Property description error — The assessment is based on erroneous data such as incorrect square footage.

We will gather and review the documents and then file the complaint with the Board of Review on your behalf. When necessary, we will represent you before the Cook County Property Tax Appeal Board (PTAB). You must file a complaint with the Board of Review in order to further appeal assessments to the PTAB or the Circuit Court of Cook County.

Our attorney can also help you apply for exemptions that may lower your property tax bill. For example, in 2010, the Alternative General Homestead Exemption (AGHE) in Cook County was renewed for another three-year general assessment cycle for 2009-2011 in the city of Chicago, 2010-2012 in the north suburbs and 2011-2013 in the south suburbs. There is also a Long-time Occupant Homestead Exemption (LOHE) for residential property owners who have owned their homes for 10 years or more. Other exemptions may apply to your property.
